If you’re a buyer Inventory has risen sign...
If you’re a buyer
Inventory has risen significantly compared to the past few years, and prices are still slightly lower than they were a year ago. That gives buyers a real advantage, especially for those who have been waiting for more choices and less competition.
Interest rates are still the biggest hurdle. But if rates level off or drop even a little, buyer demand could pick up quickly. Buying before a major rate drop can mean facing less competition now, with the option to refinance later if rates improve.
If you’re a seller
The Hays market is still healthy, but buyers are much more price-conscious than they were a few years ago. With more homes to choose from, they are paying close attention to value.
Homes that are priced well and show well are still selling. Overpriced homes, however, are taking longer to move. With median days on market now at 68 days, strong pricing and a smart strategy matter more than ever.
The good news is that buyer activity appears to be picking up as we head into the spring market, which is typically the busiest time of year.
